C & L can provide building services on a competitive bid "Plan and Spec" basis. As a General Contractor, C & L can perform its own concrete, masonry, carpentry and interior finishes. We do also occasionally provide carpentry (rough & finish) services on a subcontract basis contingent on our crews availability. |
As a designer/builder, C & L has the ability to design and engineer a project (utilizing design professionals we work with regularly or your professionals) to accommodate the Owner's needs for budget and physical plans. This provides a single source of responsibility with C & L controlling the project from concept to completion. This approach also provides significant cost savings. |

C & L offers its clients the flexibility, cost and schedule savings of the C.M. approach. Flexibility - The C.M. approach allows the Owner a great deal of flexibility in working through the project and making informed decisions as the project progresses. This assures a highly efficient project with money allocated to priority items. Savings - By contracting directly with trade contractors, one or more layers of overhead and profit mark-ups are reduced or eliminated. Also, by the Owner participating the in "total project cost risk", we can eliminate any "contingencies inherent in a general contractors bid" and pass the saving on to the Owner. "You get exactly what you pay for, no more, no less". Schedule - The C.M. approach allows separate prime contracts to be let and work started before the project is completely designed, thus expediting the overall project. By detailed phasing analysis and trade coordination, a project can be structured to best accommodate the Owner's timing issues. We have computerized CPM scheduling capabilities to provide accurate project schedule projections and periodic updates to keep you fully informed of progress as well as how various impacts effect the completion schedule. Tracking- We have extensive computerized cost tracking capabilities to keep you on top of projected project costs and actual costs to date. These are systems we have developed to assure up to date detailed information with which to make informed decisions. Estimating- We have developed our own computerized estimating systems to allow us to efficiently and accurately project actual project costs on a detailed basis, which can then be seamlessly integrated into our tracking systems. |
